Unfortunately, a zero-star rating is not possible. We would have loved to buy a house in Port that we really liked. It perfectly matched our expectations and wishes. We found Immo Schwaar's approach to buying the house quite unusual, but every real estate agency has its own procedures. Since we are Swiss Germans and don't speak perfect French, a French-speaking colleague called the gentleman who showed us the house to avoid any misunderstandings. He was told that all interested parties had to submit an offer for the house (even though a asking price was listed). The offer is valid for five days. Afterward, the seller makes a counter-offer. His offer is also valid for five days. Then, all parties who had submitted an offer have another opportunity to submit an offer. To be sure he understood correctly, he asked again during the phone call. This was confirmed to him. He was told that all interested parties had to submit an offer for the house (even though a asking price was listed). On the same day we sent the offer via email, we received confirmation from Immo Schwaar that they had forwarded it to the seller. Five days later, we received an email from the seller confirming receipt of our offer. There was no counter-offer on the form. My colleague called the next day to ask why no counter-offer had been made and what the next steps were. He was told again that all parties who had submitted a bid could submit another one. So we waited another five days. When we hadn't heard anything by email or phone within those five days, my colleague called Immo Schwaar again the following day. He was told they would get back to him that same day. He was again assured that we could submit another bid. We received no further communication by email or phone that day. The next day, after 6 p.m., we received an email from Immo Schwaar stating that the seller's representative had chosen someone else. The following day, my colleague called Immo Schwaar again to ask why we had been rejected for the house without being able to submit a second offer. Immo Schwaar had not adhered to the agreed-upon procedure. My colleague was told that the representative had simply chosen someone else. He said that this was not legal, that they couldn't and weren't allowed to do that. Both Immo Schwaar and the seller were obligated to follow the agreed-upon procedure. My colleague was told that the representative had made her decision and there was nothing they could do. It can't be right that the seller isn't adhering to the agreed-upon rules and procedures. Immo Schwaar should have intervened and insisted that the sale be conducted according to the agreed-upon rules. This included ensuring that all parties had the opportunity to submit a second bid, as we were repeatedly told was the procedure. We cannot recommend Immo Schwaar. They are a company that does not adhere to the rules they themselves set.
